Project represents a significant reinvestment in a well-established hotel and reflects continued confidence in the property and the growth of the Frederick market

WILLIAMSBURG, Va. — September 23, 2026 — Newport Hospitality Group announces that its Hilton Garden Inn Frederick has embarked on a major renovation designed to reimagine the guest experience while strengthening the hotel’s connection to one of Maryland’s most distinctive and growing destinations. Owned by Roch Capital, the property-wide transformation is currently underway and expected to be completed in early spring 2027.

The renovation will touch every area of the hotel, including guestrooms, corridors, public spaces, food and beverage areas, and event facilities. The project represents a significant reinvestment in a well-established hotel and reflects continued confidence in the property and the growth of the Frederick market.

“This renovation is about investing in the future of a hotel we know extremely well and a market we believe in strongly,” said Brendan McCoy, SVP, Chief Operations Officer, Newport Hospitality Group. “Newport has managed the Hilton Garden Inn Frederick since 2013, and during that time we have watched Frederick continue to grow and evolve as a business and leisure destination. This investment allows the hotel to evolve with it while preserving the people, service and sense of hospitality that have made this property successful.”

Design Rooted in Frederick

ZDS Architecture & Interiors developed the renovation concept, creating a design that balances Hilton Garden Inn brand standards with a distinctive sense of place. The firm’s concept, “Where Landscape and Community Converge,” draws on Frederick’s surrounding wineries and greenspaces, as well as a community shaped by history, agriculture, and creativity.

The design is organized around three pillars: cultivated landscape, historical framework, and local craft and expression. Organic forms and textures reference the region’s landscape and agricultural roots, while timeless finishes and muted heritage colors connect the hotel to Frederick’s historic architecture. The area’s local arts and winery culture also influenced the emphasis on craftsmanship, natural variation, and authenticity.

“We didn’t want to create a beautiful hotel that could just as easily be located somewhere else,” McCoy said. “Frederick has a tremendous personality of its own, and ZDS has done an exceptional job interpreting that character in a way that feels sophisticated and contemporary. Guests will still recognize the Hilton Garden Inn experience, but they will have a much stronger sense that they are in Frederick.”

Hilton Garden Inn Frederick guestrooms carry that story forward with a warm, residential aesthetic featuring wood tones, rich heritage-inspired colors, natural textures, and artwork influenced by the surrounding landscape. Among the concepts explored in the model-room design are palettes called “Harvested Ground” and “Layered Greenscape,” reflecting the agricultural and natural environment surrounding the area.

In addition, guestroom TVs will feature a new entertainment platform with multiple streaming options that connect content to guests’ mobile devices. The hotel’s entertainment platform will also power TVs in the public spaces.

Bathrooms will also receive elevated treatments incorporating elements such as wood veneer, accent wallcovering, solid surfaces, updated mirrors, and brass fixtures.

“Our goal was to create an experience that feels inherently connected to Frederick,” said Marie Claire Moravits, Designer, ZDS Architecture & Interiors. “We looked beyond the hotel itself to the region’s historic architecture, cultivated landscapes, wineries, agricultural heritage, and creative community. Those influences informed everything from the color palette and materials to the textures and artwork, allowing us to create an environment that feels warm, residential, and contemporary while still having a strong sense of place.”

Food and Beverage Takes Center Stage

One of the most noticeable changes will be a new, relocated, expanded, convenient, and affordable bar with new bar and restaurant menus. The enhanced food-and-beverage program will feature specialty cocktails, fine wines, and local craft beers, allowing travelers to taste Frederick’s thriving culinary scene without leaving the hotel.

“Food and beverage gives our hotel another opportunity to differentiate itself,” said General Manager Amberlyn Waterhouse. “Frederick has developed an impressive culinary identity, and we want the hotel experience to complement that. Whether someone is having a cocktail after a day of meetings, meeting colleagues for dinner, or celebrating with family and friends, we want the restaurant and bar to become part of their Frederick experience.”

The renovation also builds upon one of the Hilton Garden Inn Frederick’s distinguishing advantages in the market: its combination of select-service lodging with a full restaurant and bar and significant meeting and event capacity. The hotel’s outdoor spaces and adjacent meeting space will be enhanced too, with new, updated space adjacent to the bar and lounge.

A new outdoor fire feature will be added to the hotel’s pre-function patio, extending the event experience beyond the hotel’s indoor meeting space. The enhanced outdoor area will provide a setting for receptions, cocktails, light meals, and social gatherings. Exterior painting will also be completed across the entire hotel to enhance its style and architecture.

“Our hotel serves many different types of travelers, and that was very much part of Newport’s thinking when planning this project,” Waterhouse said. “We have the business traveler who may only have time for a quick drink and dinner, but we also have wedding parties, meetings, and groups that spend considerably more time with us. The goal is to make each of those experiences better.”

Investing Alongside a Growing Destination

The current transformation comes as Frederick continues to attract increasing levels of travel and tourism. According to information provided by the hotel, visitor spending reached approximately $564 million in 2025, representing annual growth of 4.6 percent.

The hotel already occupies a distinctive position within the Frederick hospitality market as one of the area’s select-service properties offering both a full restaurant and bar and substantial event capacity. With a number of hotels in the market having recently completed their own renovations, Newport and Roch Capital see the current project as an important investment in keeping the Hilton Garden Inn Frederick competitive and distinctive for years to come.

“Our decision to reinvest in the Hilton Garden Inn Frederick reflects our confidence in both the asset and the long-term strength of the Frederick market,” said Vince Abessinio, co-president of Roch Capital. “We have seen the market continue to grow and evolve, and we believe there is meaningful opportunity ahead. Making this investment now allows us to strengthen the hotel’s competitive position, enhance the guest experience and ensure the property is well positioned to benefit from Frederick’s continued growth for years to come.”

That continuity extends to the hotel team. Several associates have built long careers at the property, including its director of sales, who has been with the hotel for 12 years.

The Hilton Garden Inn Frederick will remain operational as the renovation progresses, with work coordinated to minimize disruption to guests.

“When this project is complete, we want longtime guests to immediately recognize the hospitality they have always valued while feeling that they are experiencing something genuinely new,” McCoy said. “This renovation respects where the hotel has been, reflects where Frederick is today, and prepares us for where both are going next.”
